Present it like a home!

Having a well-presented property will give the greatest opportunity to attract the best renters and achieve that premium price you’re seeking without delay. Ensure the property is clean and tidy, and the lawns are mowed and gardens weed free for inspections before the commencement of the leasing campaign. 

Use neutral & soft furnishings

If possible, it is a good idea to remove highly personalized furnishings and colour schemes in order to appeal to a broader range of renters. 

Blinds & carpets

In our experience, the most suitable type of blind for an investment property is a roller blind because they’re durable and easy to clean. Avoid having vertical blinds as they blow and break when the windows are open or curtains as they’re not easy to clean. If installing new carpets, ensure they are hard wearing and are appropriate for removing stains so avoid 100% wool if possible.

Make sure things work

If its included in the property it becomes the owners obligation to ensure it is in working condition. This includes items such as ensuring doors close properly, a ducted vacuum system is operating appropriately and having keys supplied for all locks just to name a few. If old appliances are no longer in use because they don’t work they must be removed.

Include extras

Amenities such as a dishwasher, ceiling fans, built-in robes or a clothesline are encouraged to be included in properties. Items like these will contribute to an effective leasing campaign and achieving that premium price that you’re after.

Car parking & external storage

Properties that include a lock up garage or off street covered parking will enhance the value considerably. A garden shed is an inexpensive option of providing an external storage option if storage is limited.
